Habitat Homeownership

Habitat homeownership is open to all, regardless of race or religion. Since resource are limited, applications are screened and sorted primarily based upon three criteria:

1. Need
Substandard Living Conditions - Housing is unsafe, dilapidated.
Overcrowding - insufficient bedroom accommodations for children and adults.
Cost Burdening - Too much of the family's income must be spent on housing.
Income Limitation - Family does not have enough income obtain adequate housing on the "open market".

2. Ability to Pay
Family has dependable income that is sufficient to pay a no-interest mortgage, taxes, insurance, and other housing expenses.
Family does not have an excessive debt burden.
Family has an acceptable credit rating.
Family will be required to make a 1% down payment (usually $400 to $600) on the balance at the time of mortgage closing.

3. Willingness To Partner and Participate
Family is willing to invest up to 500 hours of "sweat equity" building their own home or helping another Habitat partner family build. (Hours may be reduced for families with only one adult member.)
